How Property Tax Works in Camden County

In Camden County, property taxes are determined by two primary factors: the assessed value of your property and the local tax rate, often referred to as the millage rate. Each year, the municipal tax assessor determines the "fair market value" of your property. This value is then multiplied by the local tax rate—which is set by the county, local municipality, and the school district—to calculate your annual tax obligation.

Because New Jersey operates on a system of "equalized value," the state conducts an annual assessment to ensure that all properties are taxed at a uniform percentage of market value. This ensures that the tax burden is distributed fairly across all residents within the county, regardless of when their property was last assessed.

Available Exemptions

New Jersey offers several property tax relief programs designed to assist eligible homeowners. These exemptions can significantly reduce your annual tax bill:

  • Senior Citizens and Disabled Persons: Homeowners aged 65 or older, or those receiving Social Security Disability benefits, may be eligible for an annual deduction of up to $250, provided they meet specific income requirements.
  • Veterans: Honorably discharged veterans who served during specific periods of conflict may qualify for an annual $250 property tax deduction. Additionally, 100% permanently and totally disabled veterans may be eligible for a full property tax exemption on their primary residence.
  • Homestead Benefit/ANCHOR Program: While the traditional Homestead Rebate has evolved, the state’s ANCHOR (Affordable New Jersey Communities for Homeowners and Renters) program provides direct property tax relief to eligible residents based on their residency and income levels.

Payment Schedule & Deadlines

Property taxes in Camden County are billed on a quarterly basis. It is essential to ensure payments are received by the local tax collector by the following deadlines:

  • First Quarter: February 1
  • Second Quarter: May 1
  • Third Quarter: August 1
  • Fourth Quarter: November 1

New Jersey law provides a grace period, typically up to the 10th of the month, though this can vary by municipality. If payment is not received by the deadline, interest will accrue on the delinquent balance. Persistent failure to pay property taxes may result in a tax lien being placed on the property, which could eventually lead to a tax sale.

Appealing Your Assessment

If you believe the assessed value of your home is higher than its true market value, you have the right to file an appeal. In Camden County, appeals must be filed with the Camden County Board of Taxation by April 1 of the tax year (or within 45 days of the mailing of your Assessment Notice, whichever is later).

To succeed in an appeal, you must provide credible evidence, such as recent sales of comparable properties ("comps") in your neighborhood or an independent professional appraisal. The board will hold a hearing to review your evidence before issuing a decision on whether to adjust your assessment.
